Strategy

Buchanan Street Partners invests in a broad range of privately negotiated, real estate related debt and equity investments in a variety of value-added opportunities.

Buchanan Street Partners primarily invests in office, industrial, retail and multi-family properties on a nationwide basis. Investments are generally focused on middle-market assets valued between $15 and $100 million, where ownership is fragmented and where the greatest market inefficiencies are believed to exist.

In support of this strategy, Buchanan has assembled a top level team of experienced investment professionals who possess extensive reach through multiple distribution channels, including real estate owners, lenders and intermediaries who are key to accessing investment opportunities.  The final selection of investments is supported by a rigorous investment process and a comprehensive due diligence and collaborative decision making process by Buchanan’s investment professionals.

    Timothy J. Ballard is a Co-Founder, and the President and Chief Investment Officer of Buchanan Street Partners. Mr. Ballard is responsible for all of Buchanan’s investing activities, as well as developing the long-term economic outlook and macro-level investment strategies for Buchanan’s investment portfolios. In his tenure at Buchanan, Mr. Ballard has directed over $5 billion of real estate investments as Chief Investment Officer. Since Buchanan’s inception, he has elevated Buchanan’s investment initiatives to a national scope through the investment in over 200 properties spanning office, industrial, multi-family and retail assets. These investments encompass both debt and equity and include joint ventures with leading national and international real estate operators. Overall, Mr. Ballard has been responsible for the formation of five commingled funds and separate accounts for the purpose of making value-added real estate investments. These funds manage the assets of large public pension plans, life insuran e companies, corporate pension funds and HNW investors. Mr. Ballard has 21 years of real estate experience and holds dual degrees from the University of Pennsylvania and The Wharton School in Economics and Real Estate Finance. His professional affiliations include YPO, PREA, National Association of Real Estate Investment Managers (“NAREIM”), ULI and NAIOP; and he serves as VP on the Board of Directors for Buchanan Children’s Charities.

    Robert S. Brunswick is a Co-Founder and the Chairman and CEO of Buchanan. In this capacity he has directed the entrepreneurial growth of Buchanan Street Partners since its inception and continues to lead its current strategic direction. Mr. Brunswick has 30 years of real estate experience. In 2005, he was recognized with Ernst & Young’s Entrepreneur of the Year honor. In 2007, Mr. Brunswick established Buchanan Children’s Charities, a 501(c)(3) organization founded to measurably improve the lives and educational opportunities for America’s children. The company has established annual signature events to support its charitable initiatives. In 2009, Mr. Brunswick was recognized by the Boy Scouts of America - Orange County Council with the "2009 Good Scout Award" for exemplifying the scouting values in his daily life and for his outstanding contributions to the community. Mr. Brunswick holds a BA from the University of California at Berkeley and has completed Berkeley’s Haas Business School Executive Management Program. He currently serves on the Leadership Council of the USC Lusk Center for Real Estate, and his professional affiliations include membership in the Young Presidents Organization (“YPO”), Institutional Real Estate Inc. (“IREI”), Pension Real Estate Association (“PREA”), UCI Center for Real Estate, National Association of Industrial and Office Properties (“NAIOP”), and Urban Land Institute (“ULI”).

    Mr. Dougherty is responsible for ensuring strict underwriting standards, risk analysis, due diligence, pricing and structuring on Buchanan investments. He has 20 years of commercial real estate experience including 10 years with CarrAmerica Realty Corporation in Washington, DC. Mr. Dougherty has an extensive background in acquisitions, financing, and asset management of office properties and retail centers that includes property transactions totaling in excess of $1 billion. Immediately prior to joining Buchanan, Mr. Dougherty headed up his own retail investment advisory firm and also held investment and asset management positions with First Washington Realty and The Crosland Group, Inc. He holds a BS in Commerce from the McIntire School at the University of Virginia.
